The City of St. Louis is located in the State of Missouri. The city has a population of 352,572. St. Louis has the state's largest metropolitan area population.
St. Louis serves as a center for corporate headquarters. Beer commercials have made the city well known as the home of Anheuser-Busch Breweries. It is also the headquarters of Energizer, the battery company. Enterprise Rent-A-Car has it’s head quarters in Clayton. Emerson Electric is headquartered in the north side of St. Louis.
The current median home price for St. Louis metro is $137,000 which is well below the national median home price of $217,900. Of late there has been an upswing in construction and development in downtown St. Louis. This has resulted in a rise in real estate price across the city. St. Louis is also home to the Washington University and has a large population of students living in and around the city. The property management companies provide the following services to their residents and the property owners:
· Tenant management: this includes screening of the potential tenants by running their credit check and validating the references, collecting the monthly rents from the tenants and disbursing them to the property owners, computing and assessing penalties to those tenants who are late in their payments.
· Accounting services: this includes creating monthly reports of the financial performance of the property (operating margin, vacancy rates, new leases, expiring leases etc) and preparation of annual tax statements.
· Administration of the lease: this includes enforcement of the lease and ensuring tenant compliance with the terms and agreements of the lease; maintenance of tenant records including security deposit and lease documents; renewals of lease when they are up; issue of delinquency notices to tenants and executing their eviction if the need arises.
· Maintenance services: this includes organizing and conducting property inspections, providing round the clock emergency and repair service to the residents, following up on service call requests from residents and conducting move in and move out inspections with the resident’s permissions.
The property management companies differentiate themselves mostly on the fee charged and the services provided. For most of the companies, the fee charged varies from four percent to six percent of the total lease amount but is open to negotiation before the beginning of the contract.
