Because of the loss of housing in the city of New Orleans, the Covington real estate market has seen an increase in demand.  Located about 50 miles north of the city of New Orleans, Covington did not experience the amount of damage from Hurricane Katrina.  Because of this many people have chosen to relocate to Covington rather than attempt to rebuild in New Orleans.

Covington real estate does not have the supply that is needed to meet the demands of the people wishing to move into the area.  High demand and low supply is a real estate investors dream come true.  In a nutshell, this means that sellers have virtually 100% control of the market because buyers are willing to pay prices at least 10% over the market value of the home. Since the number of buyers for Covington real estate outnumbers the number of sellers, those investors that already hold Covington real estate have already seen substantial gains.

In recent months, houses have sold extremely fast.  The average time on the market is between ten and thirty day.  This provides a turnaround that is fast enough for an investor to seek after additional property in Covington real estate to invest in.  Recent selling prices have begun to increase around 15% to 20%.

While there is opportunity for investors in Covington real estate, the profits in this area might require a higher capital investment than other places.  Many investors obtain bank loans for the initial investment and repay the loan upon the sell of the property.
