Arizona Real Estate Investing: Tucson

Tucson, Arizona is one of the top markets to invest in right now.  The market currently consists of more buyers and sellers which means there is a higher demand for Tucson real estate than there is supply for the area.  Current investors in Tucson real estate have been receiving multiple offers on properties with bids that are at or above the current asking price.  Tucson real estate spends an average of between zero and thirty on the market before is sold.  At an average home price of $248,000 and a trending real estate market, Tucson real estate is a western real estate investor’s dream come true. 

Investors kind of stumbled upon the Tucson real estate market due to disappointments received in some of California’s drier real estate markets.  When these investors found the Tucson real estate market it was like the gold rush all over again only this time in Arizona instead of California.  Investors have found it fairly simple to purchase houses at a relatively low price and then resell to buyers at a slightly higher price in order to make a profit.  This process has been made easier for investors because of the increase in demand in Tucson real estate.   

Another benefit that Tucson real estate investors have been receiving is the short turnaround on houses.  Investors have been able to purchase houses and resell them again in a few weeks.   Often investors have received multiple bids on a single property and sometimes over the asking price.  The Tucson real estate market is definitely a seller’s market right now.  This is excellent news for current investors in Tucson real estate and spectators who are considering investing in Tucson real estate. 

Tucson real estate investors also have the option of purchasing houses in order to rent them out later.  The most important thing to consider when doing this is the monthly price of the rent.  The price that is set should be high enough to offset the mortgage and any maintenance that has to be performed.  Unless the monthly income from Tucson real estate is higher than the monthly cost, then that kind of investment will not be worth it.  

Investors that are interested in purchasing Tucson real estate for renting out might consider purchasing foreclosed homes.  Since these homes are often purchased well below market value, it is relatively easy to set the rent high enough to cover mortgage costs and still have money left over to reinvest or use as disposable income.
